Tyrol facing shortage of vacant apartments

In Tyrol, the vacancy tax that was implemented at the beginning of 2023 has not met expectations. According to a report by the “Tiroler Tageszeitung,” only 900 vacant apartments were reported by the April 30, 2024 deadline. The state government is considering tightening the levy as a result. However, data from Austrian Statistics in autumn 2023 suggests that 16% of all apartments in Tyrol are without a registered residence, which may only be an indicator of vacancy.

In Innsbruck, with high rents, the focus is on vacancy tax. Despite submitting only 50 vacancy declarations in 2023, surveys and projections suggest there may be around 7,000 empty apartments. The vacancy tax has been criticized for its maximum amount of €2,200 per year and numerous exceptions, which many view as toothless. A recent decision by the National Council provides states with more flexibility in collecting vacancy taxes. While a tightening of the Tyrolean vacancy tax is being considered, concerns about data protection when collecting vacancies exist, such as monitoring power consumption.
