Kroll, a Financial Adviser, Subleases 48,000 SF at 1 World Trade Center from Condé Nast

Financial advisory firm Kroll is set to relocate its headquarters from Midtown Manhattan to the 104-story 1 World Trade Center, after subleasing space on the entire 31st floor of the tower. The deal was arranged by Avison Young and JLL represented Condé Nast, who has had a rocky relationship with its landlords in recent years.

Kroll was founded in 1972 by Jules Kroll and has grown into a global operation, known for assisting clients with tasks such as recovering stolen wealth. The company’s decision to move to 1 WTC marks a significant step in its continued growth and success.

Condé Nast has been subletting out a significant portion of its office space at 1 WTC since moving there in 2014. Tensions rose between the company and its landlords, the Port Authority of New York and New Jersey and the Durst Organization, in 2021 when Condé Nast withheld rent in an effort to renegotiate its lease terms. However, eventually, the company paid up and has since sublet space to several tenants. The amount of space Condé Nast plans to retain in the tower remains unclear.

Representatives for Durst and Condé Nast did not immediately respond to requests for comment on the recent sublease with Kroll.
